Staging Your Home to Sell

As your agent, part of my job is to get qualified buyers to see your home through proactive marketing.  However, no mater how effective my marketing efforts are, if the home does not present as well or better than its top competitors, it will not sell quickly or for top dollar.  Is getting a home ready a lot of work? Usually no. Part of my service to you is preparing a detailed list with four categories of recommendations.

  • Highly Recommend - Changes/repairs that if not made will materially decrease the probability of your home selling quickly or at top dollar. Sometimes this is simple as putting a low cost standing light in a dark corner.
  • Should Be Corrected - Changes/repairs that if made, will make the home more attractive to a wider range of buyers.
  • Consider Correcting - Minor cosmetic changes/repairs that, while noticeable, should not affect the sellability of your home.
  • Be Aware but Do Not Change - These are typically expensive changes that while noticeable, you are better off leaving them as they are and (perhaps) offering the buyer an allowance.
