
When you are buying a residence in Nevada you normally receive a document completed by the seller declaring the condition of the property. This document is named the Seller's Real Property Disclosure form. However, when buying a property "As Is", you must waive receipt of the document. The reason the Seller's Real Property Disclosure is not available is that the property is typically owned by a bank or corporation that has no personal knowledge of the property. Because of this they cannot provide any information about the property; thus the waiver. Pages of 2 through 4 of the Waiver details the rights you are waiving.
Below illustrates the NRS 113 waiver and where you need to sign. Remember not to sign the waiver until you are in the presence of the notary.
