
The goal of real estate marketing is to get potential buyers to see your home. However, most of the marketing methods other Realtors use is targeted at an almost nonexistent buyer population. Hover your cursor over each of the images below for an explanation of why each of these "tried and true" marketing methods no longer work.
All of the above are not very effective because the home buying search process has changed. Today, over 90% of buyers start their search on the internet. Recognizing the changing market, the MLS now automatically posts all listings on Realtor.com and other similar websites. Has this helped? Yes. Buyers search these sites and this is were they will find the homes they want to see. Does being on these sites help differentiate your home from the other 20,000 plus Las Vegas homes on these sites. No. This sort of "Me Too" marketing offers little differentiation as illustrated below.

Can you get the following from anyone else? No. Much of what I provide is only possible because of software I personally developed. No one else has anything like it.


IBM (where I used to work) did some interesting studies about how people read webpages. The results were that people don't actually read webpages, they scan them until something catches their attention. What catches their attention is something different. This is the reason you see people people in guerrilla suits holding signs standing on street corners. This is why quality photos are critical. Quality photos are like a halogen bulb in a field of firefly's. And of all the photos, the main photo is the most important. Many sites only display one photo. This is why I spend a lot of time taking and enhancing photos for the main image. Good photos take time and effort and good equipment. My camera, lenses, lights, tripod and processing software and other equipment cost over $5,000. Some of my equipment is rather unique. For example, in order to get a main photo that will be different enough to stand out, I rigged a way to take low altitude aerial views of your home. At right is a photo of me with my pole camera and at left is an example shot. Click the photo to see the full image size image and notice the detail. Do I use the pole camera for every front shot? No, only if it enhances the listing.
In addition to the sites the MLS already posts listings to, I post to 12 additional domestic and international sites as well as two services that syndicate listings to other sites and provide language translation as needed by the local market.

Not all virtual tour sites are equal. Most are a repetition of the same poor photos on the MLS. A few are put together by services but these are little more than slightly better photos and have no descriptions. Plus, none of the service created virtual tour services I know of are smart phone compatible. Today smart phones are almost 40% of the browsing population and the percentage is rapidly growing. At right are links to three example virtual tour sites; the bar code to the right of each link is a QR code that smart phones can scan and automatically open the virtual tour site. Immediatly below is a description of the virtual tour site components. At lower right is the a photo of a virtual tour on a smart phone.
