How I Find The Right Home For You
Step 1 - I Listen To You

What you want in a home is a combination of of many things and if your Realtor don't listen and develop a profile of your needs and wants you will waste a lot of time seeing the wrong types of homes. The following are some of the questions that I ask.
- Price Range - Never buy more than you can afford. What can you afford?
- Size - Bedrooms, sqft, lot size, etc.
- Type of Home - condo, single family, townhouse, new or resale.
- Location - Proximity to work, friends, family.
- Social - the community in which your future home is located can be just as important as the home itself.
- Future plans - my recommendations may be different if you are staying two years vs ten years.
- Stage in Life - easy care or a large backyard with a pool for the kids?
- Living Style - Great room, large garage with a workshop, etc.
- Special Needs - Master bedroom downstairs, RV parking, etc.

Step 2 - Loan Pre-Approval Letter

Part of any offer is a lender's pre-approval letter indicating that you have been through desktop underwriting. This is absolutely necessary since sellers will not consider any offer without one. If you do not already have a Nevada lender, I can recommend a good one.

Step 3 - Research
 |
With thousands of homes on the market, research to narrow the list to only homes that closely match your requirements is critical. In order to do this I use advanced software that I created plus my expertise to narrow the list. This software enables me to find the best deals and ensure that you are not missing anything. |
Step 4 - Personal Website
 |
Other Realtors are limited to what the MLS provides which are just simple pages like the one shown below on the right. And, if you want to look up information like the school's accountability report, distance to the strip or even the general location of the property, you will have to do this manually. I created software that generates a personal website containing the properties I select for you. The website contains all the information the MLS provides plus additional information pulled from other resources. Here is an comparison of what other Realtors provide vs what I provide. Step 5 - See Homes

Save Time - At the end of the day, you have to personally see the homes. To minimize the time you spend in the car and looking for homes, I use route optimization software just like Federal Express or delivery services use. This can reduce the total dead time (sitting in the car, waiting for the next home) by 20% to 50% over manually selecting the route. Here are more details. Also, since plans change, I have a satellite navigation system in the car enabling me to optimally move between homes. |
Step 6 - Short-List

Information - Once we have a short-list of homes, I provide an analysis on the home, the subdivision, the area including price trends, comparable's, proximity to key locations, absorption rates, property history and more. This is the type of information you need to make an informed decision. This combination of information is not available anywhere else. |
Step 7 - Offer
 |
The world runs on paper. Buying a home is no different. A simple offer has 11 pages, each of which must be printed, signed and faxed back. In the hot Las Vegas market, I frequently have clients making 10 to 20 offers before we get an accepted offer. At 11 pages per offer, you will spend a lot of time just printing, signing and faxing documents. I use a digital signature approach which can save you hours of tedious document signing. |
Step 8 - The Closing Process

My services do not end once the offer is accepted. There are always problems to be solved, inspections to be completed, paper to be handled. I save you a lot of time and aggravations during this phase and, most importantly, keep the sale on track for closing. See this page for more details.
