
I like being up front about everything, including my fees. My goal is to gross about 3% or a maximum of $10,000, whichever is less, on each transaction. So, depending on my costs, I adjust my fees. Below is an explanation of my fee structure.
I have never understood extravagant fees for selling higher priced homes. For this reason I cap my fees at $10,000 unless I incur exceptional costs which you will know about and approve in advance. Note that this does not include the 3% I pay to another agent if another agent is involved. Below is a table showing: the sale price, the commission due me, the commission due the buyer’s agent.

If you are listing your home for sale with me and purchase another home through me as your Realtor within one year of the close of the first transaction, I will contribute one percent (1%) of my commission from either the home you list and sell through me OR the home you buy through me, whichever one is greater. The contribution must go through escrow and will be applied to the closing costs of the second transaction (the second home), whether you’ve sold your home first and then buy another, or bought a new first and then sell your home.
