Fees, Caps, Discounts

I like being up front about everything, including my fees. My goal is to gross about 3% or a maximum of $10,000, whichever is less, on each transaction. So, depending on my costs, I adjust my fees. Below is an explanation of my fee structure.

Cost Based Fee

  • If you find the buyer and I represent both buyer and seller so I split the commission with no one else, the total commission will be 3% of the sales price.
  • If I find the buyer and I represent both buyer and seller so I split the commission with no one else, the total commission will be 5%
  • If another broker provides the buyer, I will pay that Realtor 3% and I will charge 3% for a total commission of 6% of the sales price.
  • Fee Cap

    I have never understood extravagant fees for selling higher priced homes. For this reason I cap my fees at $10,000 unless I incur exceptional costs which you will know about and approve in advance. Note that this does not include the 3% I pay to another agent if another agent is involved. Below is a table showing: the sale price, the commission due me, the commission due the buyer’s agent.

    Additional Discounts

    If you are listing your home for sale with me and purchase another home through me as your Realtor within one year of the close of the first transaction, I will contribute one percent (1%) of my commission from either the home you list and sell through me OR the home you buy through me, whichever one is greater. The contribution must go through escrow and will be applied to the closing costs of the second transaction (the second home), whether you’ve sold your home first and then buy another, or bought a new first and then sell your home. There are limitations which are listed below

  • Some loan programs limit the amount of contributions and thus may limit the amount that can be contributed to the buyer’s closing costs. My contribution must go through escrow/closing and is thus subject to mortgage/loan limitations.
  • This offer is only from me; it is not an offer from RE/MAX or RE/MAX CENTRAL.
  • My contribution cannot exceed the amount of commission I (not RE/MAX CENTRAL) actually receive from the transaction
